Water Heaters
Water Heater Repair & Installation
Cold showers are miserable and a failing tank can flood a garage. We diagnose first, repair when it makes sense, and replace when it does not, with a permitted, code-compliant installation.

When to call
Signs you need water heater repair & installation
- No hot water, or water that never gets past lukewarm
- A rumbling, popping or knocking tank, a sign of sediment baked onto the bottom
- Rusty or discolored hot water, or a metallic smell from the hot tap only
- A pilot light that will not stay lit, or a burner that clicks and never ignites
- Water pooling around the base of the tank, or dripping from the relief valve pipe
- A tank that is eight to twelve years old and starting to act up

Repairs
Parts we replace on the spot
Most water heater problems come down to a handful of parts. Our trucks carry them, which is why many repairs finish in one visit.
Thermostats and heating elements
Lukewarm water or a tripping breaker on an electric heater usually means a worn element or thermostat. Both are quick to replace.
Thermocouples and gas valves
A pilot that will not stay lit, or a burner that will not fire, is often a failing thermocouple, flame sensor or gas control valve.
Anode rods and flushing
The anode rod gives itself up so the tank does not rust. Replacing it and flushing out sediment can add years to a healthy tank.
Relief valves
The temperature and pressure relief valve is the safety valve on every tank. One that drips, sticks or has never been tested should be replaced.
Expansion tanks
On closed plumbing systems an expansion tank absorbs the pressure that heated water creates. A waterlogged one strains fixtures and the tank itself.
Valves, connectors and venting
Corroded shutoffs, flexible connectors and flue pipes are replaced to current code, so a repaired or new heater runs safely.
How installation works
Replacement day
- 01
Assess
We confirm the right size, fuel type, venting and code requirements for your home and your household's hot water use.
- 02
Remove
Water and gas or power are shut off, the old tank is drained and taken out, and the area is protected and kept clean.
- 03
Install
The new unit goes in with new valves and connectors, proper venting, an expansion tank where required, and seismic straps.
- 04
Test
Temperature, leaks, venting, combustion and the relief valve are all verified before we leave, and we show you how the controls work.
Repair or replace?
Most tank heaters last eight to twelve years. If yours is older, leaking, or needs a major repair, replacement often costs less over time than patching. We explain the numbers plainly and never push a new unit when a repair will do.
A tank leaking from the shell itself cannot be repaired and needs replacement. If it sits in an attic or an upstairs closet, replacing it before it fails costs far less than repairing the ceiling below.
Installation done properly
We size the heater to your household, install new shutoff valves, a thermal expansion tank where required, proper venting and seismic strapping, and a drain pan with a drain line when location demands it. Permits are pulled and inspections handled.
Gas units get combustion and leak checks; electric units get verified wiring and breaker sizing.
Choosing the right replacement
Fuel type and size come first. We match the tank to your household, typically 40 gallons for a couple or small family and 50 or more for a larger one, and we check that the closet or garage can handle the clearances, venting and gas or electrical supply.
Heaters in garages, closets and attics each have their own code rules for height, strapping and combustion air, and we build those into the plan and the written price. If you are changing fuel types, we lay out the extra work before you decide.
Efficiency and upgrades
High-efficiency tank models, heat pump water heaters and tankless systems can cut energy use. We lay out upgrade options alongside rebates you may qualify for, and flush and maintain your existing unit if you prefer to keep it.
