Tankless · Hot water on demand
Tankless Water Heaters
A tankless heater warms water only when you ask for it, so you never run out mid-shower and you stop paying to keep a tank hot all day. Getting the sizing, gas line and venting right is what makes it work well.

When to call
Signs you need tankless water heaters
- You run out of hot water when two people shower, or when the dishwasher or washer runs at the same time
- Your tank is eight to twelve years old and starting to leak, rumble or lose heat
- You are paying to keep forty or fifty gallons hot all day, even when nobody is home
- You want back the closet or garage corner that a bulky tank takes up
- A new bathroom, a soaking tub or a guest house has outgrown the water heater you have
- Your tankless unit shows error codes, or the water swings between hot and cold

Why switch
Why homeowners switch
A tankless heater changes how hot water works in the house. These are the differences our customers notice first.
Endless hot water
Hot water for as long as you need it, so back-to-back showers, laundry and the dishwasher stop competing for the same tank.
Compact
A wall-mounted unit reclaims the closet or garage corner a tank would occupy.
Efficient
Water is heated on demand, so there is no standby loss from keeping a tank hot all day.
Long lasting
With yearly service, a tankless heater typically lasts twenty years or more, well beyond the life of a tank.
Less flood risk
With no 40 or 50 gallon tank holding water, a failure is far less likely to flood your garage or closet.
Room to grow
Two units or a recirculation loop can serve large homes, guest houses and long pipe runs.
How an upgrade works
From old tank to tankless
- 01
Size it
We add up the fixtures you run at once and the temperature rise your incoming water needs, then choose a unit that keeps up.
- 02
Prepare the lines
Gas line, venting, condensate drain and electrical are upgraded as required, and the permit is pulled.
- 03
Install
The unit is wall-mounted with a service valve kit and new valves, and the old tank is drained, removed and hauled away.
- 04
Commission
We test every fixture, set the temperature, show you the controls and put the yearly flush on your calendar.
How tankless systems work
When a tap opens, a flow sensor fires a burner or heating element and water is heated as it passes through a compact heat exchanger. Units are wall-mounted, free up floor space and typically last twenty years or more with maintenance.
Gas models are the usual choice in homes with gas service, because electric tankless units draw so much power that they often need a panel upgrade and heavy-gauge wiring.
Sizing for your household
We calculate flow in gallons per minute for the fixtures you use at the same time, then the temperature rise needed from your incoming water. Undersized units are the biggest cause of disappointment, so we do the math rather than guess.
Large homes or long pipe runs may call for two units or a recirculation loop for faster hot water.
What installation involves
Gas models often need a larger gas line and stainless venting. Electric models may need new circuits. We upgrade valves, add a service valve kit for flushing and obtain permits so everything is inspected and legal.
Replacing a tank with a tankless heater is rarely a like-for-like swap, and that is why we walk the house first. Most installs take about a day, and we leave the wall tidy and the old tank gone.
Maintenance that protects your investment
Coastal Orange County water is hard, and scale builds inside the heat exchanger. Annual descaling keeps efficiency up and avoids error codes. We offer maintenance visits and can keep a reminder on file.
If scale keeps coming back, a softener or scale-prevention filter ahead of the heater protects your investment. We can explain the options at the same visit.
