Plumbing for every cove, canyon and hillside in Laguna Beach

Frank Alvarado opened our shop on Coast Highway in 1987, and Laguna Beach has been home base ever since. Steep driveways, 1950s cottages and salt air are everyday work for our crews.

Where we work

Every Laguna Beach neighborhood, from North Laguna to South Laguna

Laguna Beach is a town of hills, coves and canyons, and the plumbing changes block by block. A cottage near the water has different pipes, and different problems, than a view home at the top of a canyon road. Our trucks start from the Coast Highway shop, so the nearest crew is usually minutes away.

We cover all eight neighborhoods below and every street in between. If you do not see yours, call anyway. We will confirm your address and give you a real arrival window.

  • North Laguna

Beach cottages and bluff-side homes north of downtown, with tight lots, old lines and very little room to work.

  • Woods Cove

Steep streets and ocean-view homes above the small north coves, where stairs and retaining walls shape every job.

  • Bluebird Canyon

Hillside homes down long, winding roads, with sewer runs that stretch a long way to reach the main.

  • Top of the World

View homes in the hills, where water pressure behaves differently than it does down at the beach.

  • Laguna Canyon

Studios, workshops and canyon homes off narrow drives, many on older lines nobody has looked at in years.

  • Three Arch Bay

A gated bluff-top community in South Laguna with private roads and community rules we follow on every visit.

  • South Laguna

Seaside cottages and newer villas near Aliso Beach, where salt air works on every outdoor fitting.

  • Arch Beach Heights

Mid-century family homes up the hill, where original galvanized and cast iron pipes are still common.

Local know-how

What makes plumbing in Laguna Beach different

Water, salt and slope work on Laguna pipes every day. These are the four problems we see most often here, and how we handle each one.

  • 01

    Steep lots and canyon access

Many Laguna homes sit far above or below the street, reached by stairs, switchbacks and shared drives. A tank water heater or a length of drain pipe is a two-person carry. We plan the route before we arrive, protect the stairs and landscaping, and camera-inspect long sewer runs before we quote, so the price covers what is really down there.

  • 02

    1950s and ‘60s cottages

Cottages from the 1950s and ‘60s were often plumbed in galvanized steel with cast iron drains. Galvanized rusts from the inside until a full-size pipe passes only a trickle, and cast iron rots from the bottom and lets roots in. If your faucets sputter, the water runs brown after sitting or a drain keeps backing up, we can repair a section or repipe the whole house in copper or PEX.

  • 03

    Salt air and coastal corrosion

Salt travels farther inland than most people expect. Hose bibs, outdoor shower valves, exposed copper, water heater flues and gas fittings corrode faster here, and the first sign is often a slow weep that stains the stucco. We use corrosion-resistant fittings outdoors and point out early warning signs on any visit.

  • 04

    Slab leaks under the floor

Many Laguna homes sit on concrete slabs with copper lines running underneath. A pinhole there can leak for months: a warm spot on the floor, the sound of water when everything is off, a bill that keeps creeping up. Priya Nair finds slab leaks with acoustic and thermal tools, so we open as little floor as possible, and often reroute the line overhead instead.

Neighbors say

What Laguna neighbors tell us

Laguna is a small town, and word travels fast. Here is some of what neighbors have said after a visit.

4.9 average from 1,800+ reviews

  • “Marcus and Tyler got our new water heater down a full flight of stairs and into a tight Bluebird Canyon garage without a scratch on the wall. The price was written down before they started, and the old tank was gone by lunch.”

    Karen S., Bluebird Canyon
  • “Priya found a slab leak under our kitchen with her equipment, no guessing and no holes in the wrong place. We had the repair plan and the price in writing the same afternoon.”
