  • Hot water that comes and goes for the dishwasher, the salon sinks or the tenants upstairs

How commercial service works

From walk-through to written report

  1. 01

    Walk the property

We look at your fixtures, drains, grease interceptors, backflow devices, water heaters and shutoffs, and learn your operating hours.

  2. 02

    Plan and agree

A one-time scope or a maintenance agreement, with the schedule and price in writing before work begins.

  3. 03

    Work on your schedule

Early mornings, evenings and weekends, planned so the dining room, the lobby and the front desk stay open.

  4. 04

    Report and follow up

You receive a written service report, camera video where it applies, and an itemized invoice for each property.

Built around your operating hours

We schedule work early, late and on weekends to avoid disrupting customers and staff. For emergencies, accounts on a maintenance agreement go to the front of the line and are told exactly when a technician will arrive.

Summer weekends and holiday events along the coast put real pressure on restaurants and hotels, so a failed drain or water heater has to be fixed fast, and the arrival window you hear is one we can keep.

Preventive maintenance programs

Regular jetting of main lines, grease trap servicing, water heater flushing and backflow testing prevent the failures that close a kitchen or flood a lobby. Maintenance agreements include priority response, written service reports and predictable monthly or quarterly pricing.

Annual backflow device testing is required by most water agencies; we perform certified tests and submit paperwork.

Repairs, build-outs and compliance

From leak repairs and repipes to new restroom build-outs and ADA fixture upgrades, we work with your contractor or landlord and pull permits as needed. We carry insurance certificates and can provide them to property managers on request.

Need camera inspection and hydro-jetting of a sewer lateral shared with neighbors? We document findings with video so you can resolve responsibility.

Paperwork a manager can use

Elena Alvarado-Reyes and our customer care team set up each account the way you run it: itemized invoices per property, net terms where they are agreed, and a service report after every visit that says what we found, what we did and what to watch.

When an inspector, an insurer or a landlord asks what happened, you have the answer in writing, with photos or video.
