Where we work
From Balboa Island to Newport Coast, the whole city
Newport Beach is really several towns: sandy islands in the harbor, a beach strip of Peninsula cottages, village streets at Corona del Mar and big hillside communities up the coast. Each has its own pipes, its own rules and its own way of going wrong, and our crews work all of them.
Marisol Alvarado’s dispatch office sends the closest stocked truck, and a typical emergency arrival is 60 to 90 minutes. Businesses along the harbor and the village streets work with Elena Alvarado-Reyes, who leads our commercial accounts.
Balboa Island
Tiny lots, narrow alleys and the bay a few feet away. Low ground makes sewer laterals and slab lines a priority here.
Balboa Peninsula
Beach cottages and rebuilt homes between Newport Pier and the harbor entrance, on sandy soil with a high water table.
Lido Isle
Well-kept waterfront homes with dock hose bibs, outdoor kitchens and long copper runs exposed to salt air.
Corona del Mar
Village streets and bluff-top homes above the harbor entrance, where older plumbing hides behind beautiful remodels.
Newport Heights
Mid-century homes on quiet streets, many still on original cast iron drains and clay sewer laterals.
Eastbluff
Bluff-top homes over Upper Newport Bay, built in the 1960s and ‘70s, with water heaters and copper lines reaching retirement age.
Newport Coast
Large hillside estates in gated communities, with long pipe runs, several water heaters and strict HOA rules.
Crystal Cove
Coastal villas and condos on the bluffs toward Laguna, with ocean exposure on every outdoor fitting.
Local know-how
What makes plumbing in Newport Beach different
Newport’s plumbing problems follow its geography: low ground by the water, salt in the air and some very large homes on the hills. Here is what we plan for.
- 01
High groundwater and tide-affected sewer laterals
On Balboa Island, Lido Isle and the Peninsula the ground is low and the water table sits close to the surface. During the highest tides, groundwater presses on older sewer laterals and finds every crack and loose joint, so a line that drains fine all month can slow down or back up on a king tide. Daniel Alvarado leads our sewer camera and trenchless work: we run a camera through the lateral, show you the footage and talk through spot repair, trenchless lining or a backwater valve.
- 02
Salt corrosion on outdoor plumbing
Bay air is damp and salty. Outdoor showers, dock hose bibs, irrigation connections and the fittings on water heaters and gas lines corrode faster than they would a few miles inland. We install corrosion-resistant fittings and flag any weeping joint before it becomes a stained wall or a flooded cabinet.
- 03
HOA and building rules
Many Newport homes and condo buildings limit work hours, elevator use, parking and water shut-offs. We ask for gate codes and rules before the truck rolls, coordinate with property managers and plan shut-offs so no neighbor learns about one from a note on the door.
- 04
Big homes, big hot water demand
Newport Coast homes can have a long run between the water heater and the farthest bathroom, so hot water takes forever to arrive. Marcus Tran, our senior service plumber, sizes tankless systems around how many fixtures run at once and adds a recirculation loop so hot water shows up in seconds, not minutes.
