  • A weak, slow or incomplete flush, or one that takes two tries
  • A toilet that rocks when you sit, or water or a musty smell around the base
  • Clogs that keep coming back even though nothing unusual went down
  • A crack in the tank or bowl, or water seeping out from under the tank

  • The old toilet removed and hauled away, with the bathroom left clean
  • A 5-year written workmanship warranty on installations (1 year on repairs), with the manufacturer's warranty passed through

Repairs we handle every week

What your toilet is trying to tell you

Most toilet trouble comes from a short list of causes. We find the real one instead of swapping parts and hoping.

  • It keeps running

Usually a worn flapper, a chain with bad slack or a fill valve that no longer shuts off. A running toilet can waste hundreds of gallons a day and is often a cheap fix.

  • Weak or ghost flushes

Mineral buildup in the rim jets, a low water level or a partial clog. We clear the jets and trap rather than just swapping parts.

  • Water around the base

A failed wax ring or loose closet bolts. We pull the toilet, inspect the flange and check the subfloor for softness before resetting it.

  • It rocks or wobbles

A flange set too high or too low, loose bolts or an uneven floor. We shim, tighten or repair the flange so the toilet sits solid.

  • Clogs that keep returning

A low-flow bowl that struggles with paper, a partial blockage deeper in the drain or a vent problem. We clear the trap first, then look further down the line.

  • A sweating or leaking tank

Condensation on a cold tank is harmless but messy. A leak at the tank bolts or the tank-to-bowl gasket needs new hardware, and we tell you which one you have.

How a visit goes

How a toilet visit works

  1. 01

    Diagnose

We find the real cause: a worn flapper, failed fill valve, cracked bowl, bad wax ring or a partial clog deeper in the line.

  2. 02

    Quote first

You get a flat price for repair versus replacement before any work starts.

  3. 03

    Fix or install

Fresh wax ring, new supply line and shutoff, shimmed level, and bolts torqued properly.

  4. 04

    Test and clean up

We flush-test, check for leaks at the base and tank, and haul away the old unit.

Choosing and installing a new toilet

Modern 1.28 gallon-per-flush toilets meet California efficiency rules and often flush better than older 3.5 gallon models. We help you pick between one-piece, two-piece, elongated, round-front and comfort-height styles, and confirm the rough-in (usually 12 inches) will fit.

Installation includes removing and disposing of the old toilet, new wax or waxless seal, new braided supply line and angle stop, leveling, and caulking where appropriate. If the flange is cracked or sitting below the finished floor, we repair or extend it.

Older homes, older flanges

Many Laguna Beach homes have been remodeled more than once. A new tile floor can leave the toilet flange sitting below the surface, and old cast-iron or brass flanges can rust or crack. Before a new toilet goes on, we check that the flange is sound, level and at the right height, and we repair or extend it when it is not.

We also press on the subfloor around the base. A toilet that has leaked slowly for years can leave soft wood behind it, and you will want to know that before a new bowl is bolted over it.

When replacement beats repair

If the tank or bowl is cracked, the glaze is crazed, parts are no longer available, or you are making your third repair in a year, replacement usually costs less over time. We will tell you plainly when a repair is the smarter choice.

Keeping toilets trouble-free

Skip flushing wipes, even those labeled flushable, and keep chlorine tablets out of the tank, where they eat flappers and gaskets. Give the flapper a look every couple of years.

A few drops of food coloring in the tank will show a silent leak. If the color reaches the bowl without anyone flushing, the flapper needs replacing.
